Holiday rental insurance in Marbella: what your home policy doesn't cover

If you own a flat on the Costa del Sol and rent it out through Airbnb, Booking, or directly, you'll know the feeling: you open the app, see that the whole of August is booked solid, and feel like a thoroughly successful entrepreneur. 🥂 Then you pop round to check on the place and… someone left the window open during a storm, snapped the bathroom tap, and headed off perfectly content with their five-star review.

Welcome to the holiday rental business in Marbella. Profitable, yes. But full of surprises that your standard home insurance policy may simply not cover.

As we explained in our last post, there is an enormous difference between having a "standard" home insurance policy and having one tailored to a property occupied by dozens of different people throughout the year. And that difference can cost you dearly.

Your standard home insurance… probably doesn't cover this

A standard home insurance policy is designed to cover the property where you live, or where a long-term tenant resides. Once you enter the world of holiday lets, things change considerably.

Why? Because insurers regard holiday use as a different and greater risk. A higher turnover of guests means a greater likelihood of accidental damage, theft, or even liability claims if a guest takes a tumble on your terrace and decides to take legal action.

Some of the most common issues that a standard policy will NOT cover in these situations:

  • Damage caused intentionally or through the negligence of guests.
  • Theft of contents (television, appliances, kitchenware) when access was gained using a legitimate key.
  • Public liability towards third parties (guests who sustain injuries inside the property).
  • Loss of rental income during the period the property is uninhabitable following a claim.

And worst of all: if your insurer discovers that you were using the property as a holiday let without having declared it, they may refuse to pay out. It really is that straightforward.

What does a holiday let owner on the Costa del Sol actually need?

The Costa del Sol has one of the highest concentrations of holiday apartments in the whole of Spain. That means there is genuine demand for tailored insurance cover — and also that a great many landlords are still operating "blind" with a policy that offers them no real protection.

What you should look for in a holiday let insurance policy:

  • Extended public liability cover: if a guest has an accident on your property, you need to be protected against financial claims.
  • Contents protection against tenant damage: not just fire or water damage, but also breakages and vandalism caused by guests.
  • Loss of rental income: if the property is rendered unusable following a claim, this cover compensates you for the income you lose while repairs are carried out.
  • 24-hour assistance: because problems in a holiday apartment don't wait until Monday morning.

And if you also have long-term tenants in any of your properties, it's well worth taking a look at rent guarantee insurance, which protects you if a tenant stops paying their rent. Double peace of mind.

What can cost you more than any single claim: being without adequate cover

There are landlords in Marbella who have been renting out their holiday apartment for years without a serious incident. And they think: "For the cost of fixing a tap, I don't need anything special." Until the guest arrives who floods the flat downstairs, or breaks their arm slipping on a wet terrace and instructs a solicitor.

A properly tailored insurance policy is not an expense — it's what turns your holiday rental venture into a genuine business, rather than a game of Russian roulette.
